Vrbo Listing Tips: How to Set Up and Rank a Vrbo Listing

Vrbo works differently from Airbnb in a few ways that matter: a shorter headline, stricter photo rules, and an explicit ranking boost for Instant Booking. These tips come from Vrbo's own help pages, so you can trust them more than the usual guesswork.

1. Write a headline of 40 characters or less

Vrbo's listing guide says your headline "should be 40 characters or less and include 1-2 key features or amenities that travelers want to see when booking." That's ten characters shorter than Airbnb's recommended title length, so copying your Airbnb title across often gets it cut.

Vrbo suggests headlines can include a property name, location cues ("steps from beach"), key amenities ("spa, pool, ski-in"), a view, condition ("new build"), descriptors ("romantic") or important notes ("child-friendly"). It says headlines should not include long lists of three or more amenities, or policy information.

  • Too long: "Luxury lake house with hot tub, game room, dock and fire pit" (60 characters)
  • Better: "Lakefront home with hot tub and dock" (35 characters)

2. Meet Vrbo's photo rules, then go beyond them

Vrbo's photo guidelines say you should always have at least 6 photos published, and that having fewer than 6 for more than 30 days can lead to an indefinite suspension. Photos should be horizontal, at least 1024 × 683 pixels and ideally 3840 × 2160 or higher, sharp and well lit.

Vrbo also lists reasons a photo may be rejected, including:

  • Black and white or sepia
  • Duplicates or near-duplicates
  • Blurry or pixelated images (Vrbo specifically warns about Portrait Mode)
  • Close-ups, collages and montages
  • Text overlays such as URLs or contact details, and watermarks or borders

Six is the floor, not the goal. Cover every room and outdoor space guests can use, and lead with your strongest shot. The ordering logic in our photo order guide works on Vrbo too.

3. Turn on Instant Booking if you can

Vrbo is unusually direct about this. Its Instant Booking page says it "is one of the factors that determines your rank and search position", and that if two properties are equal except for Instant Booking, the one with it enabled ranks higher. Travelers can filter for Instant Booking, and Vrbo says Instant Booking properties also appear on other Expedia Group sites.

You stay protected by your house rules: guests must accept them before booking, and Vrbo says you can still cancel if a traveler doesn't meet them (ideally by asking the traveler to cancel so it doesn't hurt your metrics).

4. Know the metrics Vrbo shows you

Vrbo's "Understand ranking metrics" page lists what it tracks in your dashboard, with its own advice for each:

  • Bookings (last 30 days): accept requests and respond quickly to inquiries.
  • Property views: improve listing content and photo quality, and keep rates competitive.
  • Search results (times shown): feature the amenities guests are likely to search for, and offer Instant Booking.
  • Acceptance rate (365 days): review each request within 24 hours.
  • Cancellation rate: host-initiated cancellations over 365 days, compared with your market.
  • Review count and average (365 days): ask guests for a review after each stay.

It also shows your market, based on the location terms guests use. Vrbo's example: guests heading to Disney World search "Orlando", not "Kissimmee". Use the place name guests actually search in your headline and description.

5. Aim for Premier Host

Vrbo's Premier Host program (criteria effective January 1, 2026) is awarded per listing. Vrbo lists the requirements as a booking acceptance rate of 99% or higher, an owner-initiated cancellation rate of 0%, 5 or more Vrbo reviews, an average rating of 4.6 or higher, and at least 5 bookings or 60 booked nights. Benefits include a badge, a search filter and, in Vrbo's words, an "automatic increase in search position." Vrbo reviews eligibility quarterly.

6. Write a full description and complete every section

Vrbo allows long descriptions (up to 10,000 words), but long isn't the same as good. Cover amenities, sleeping spaces and outdoor features clearly, then fill in house rules, fees, check-in times, minimum stays and the calendar. Vrbo's setup flow flags missing or incomplete information before you go live; fix every flag. Our description template works for Vrbo with a shorter headline.

7. Keep your calendar and rates current

An out-of-date calendar leads to cancellations, and cancellations hurt the metrics above. If you list on both Airbnb and Vrbo, sync calendars or use a channel manager so dates block automatically.

Frequently asked questions

How long can a Vrbo headline be?

Vrbo's listing guide says your headline should be 40 characters or less and include one or two key features or amenities travelers look for, such as a location cue, a view or a key amenity.

How many photos does a Vrbo listing need?

Vrbo says you should always have at least 6 photos published, and that having fewer than 6 for more than 30 days can lead to an indefinite suspension. Six is the minimum; most hosts should show every room and outdoor space guests can use.

Does Instant Booking help Vrbo ranking?

Yes. Vrbo's help page says Instant Booking is one of the factors that determines rank and search position, and that between two otherwise equal properties, the one with Instant Booking ranks higher.

What are the Vrbo Premier Host requirements?

As listed by Vrbo (effective January 1, 2026): a 99% or higher booking acceptance rate, a 0% owner-initiated cancellation rate, at least 5 Vrbo reviews, an average rating of 4.6 or higher, and at least 5 bookings or 60 booked nights. Status is per listing and reviewed quarterly.

Can I use the same listing text on Vrbo and Airbnb?

Mostly, but shorten the headline to 40 characters for Vrbo and check that nothing in your text refers to Airbnb-only features. Photos and descriptions carry over well.
