Guests filter search results by amenities, and a filter can only find what you've listed. This checklist uses Airbnb's own published list of the most-searched amenities, plus the essentials and safety items it says guests expect.
Why amenities matter for search
Airbnb's Help Center explains that guests can filter homes by amenities and that adding sought-after amenities "can make the listing more attractive to guests and improve visibility in searches for listings with those amenities." If you have a hot tub but haven't ticked it, every guest filtering for a hot tub will never see you.
The amenities guests search for most
Airbnb's Resource Center lists these as the amenities guests search for most often, based on Airbnb's internal data for searches worldwide in 2025:
- Pool
- Free parking
- Wifi
- Air conditioning or heating
- Kitchen
- Hot tub
- Washer or dryer
- Self check-in
- TV or cable
- BBQ grill
If you have any of these, make sure they're ticked, photographed and, if one is your standout feature, in your title and cover photo. Our title formula shows how to lead with it.
Essentials guests expect
Airbnb says guests expect these for a comfortable stay: toilet paper, hand and body soap, one towel per guest, one pillow per guest, and linens for each guest bed. It suggests providing more for larger groups and longer stays.
Safety items
Airbnb strongly urges hosts to install smoke and carbon monoxide alarms in spaces that use fuel-burning appliances, and suggests offering a fire extinguisher and a first-aid kit. List each one you have: guests do look for them, and they're amenities in Airbnb's list.
Accessibility features
Airbnb notes that guests with accessibility needs often search for features like a step-free entrance, fixed grab bars in a bathroom and accessible parking. Only list what's genuinely there, and photograph it so guests can judge for themselves.
Remote work
For guests working while they travel, Airbnb lists fast and reliable wifi, a dedicated workspace, ergonomic support such as a laptop stand, good lighting and office supplies. If you know your wifi speed, say so in your description; "fast wifi" means little without a number.
Families and pets
Airbnb's suggestions for kid- and pet-friendly stays include a high chair, a travel crib, baby safety gates, furniture covers, pet bowls, towels for paws and extra cleaning supplies. A crib and allowing pets are both examples Airbnb gives of characteristics some guests specifically look for.
The full checklist
Go through Airbnb's amenity list in your listing editor (Listings → Your space → Amenities) with this in hand:
- Top searched: pool · free parking · wifi · AC/heating · kitchen · hot tub · washer/dryer · self check-in · TV · BBQ grill
- Essentials: toilet paper · soap · towels · pillows · bed linens · hot water
- Safety: smoke alarm · carbon monoxide alarm · fire extinguisher · first-aid kit
- Kitchen detail: coffee maker · dishwasher · microwave · oven · refrigerator · cooking basics · dishes
- Outdoor: patio or balcony · fire pit · outdoor dining · lake, beach or ski access if true
- Work: dedicated workspace · wifi speed in the description
- Family and pets: crib · high chair · pets allowed (with your rules)
- Accessibility: step-free entrance · grab bars · accessible parking, only if accurate
Show amenities in photos and captions
Ticking a box makes you findable; a photo makes guests believe it. Airbnb's photo guidance suggests adding details to each room in the photo tour, including amenities, and writing captions that explain what a photo doesn't show. A few examples of captions that do real work:
- "Hot tub on the back deck, seats six, lit at night."
- "Desk with monitor and a door that closes; wifi measured at [your speed]."
- "Fenced backyard, gate latches from the inside."
If an amenity is a reason people book, it belongs in your first five photos, not photo 27. See our photo order guide.
Three rules for listing amenities
- Tick everything that's true. An unticked amenity is invisible to filters.
- Never tick what isn't. A missing hot tub is a one-star review and possibly a refund.
- Show the big ones in photos. Airbnb's photo tour lets you add details by room, including amenities.
